Q. How quickly will you find a tenant?
A. Whilst Tony Cant Real Estate typically has a vacancy rate of less than 2% it is difficult to guarantee the exact time frame. Some properties will rent immediately while others may take a little longer. We generally find that if the property is presented well and priced accurately we can source quality tenants very quickly. Often we will have a tenant ready to occupy your property as soon as it becomes vacant.

Q. How do you select tenants?
A. When selecting the right tenant for your property there are several criteria we look at in terms of suitability. Primarily their ability to pay the rent and maintain the property in its current condition are the most important of these elements. An application form must be filled out by the prospective tenant providing all the required information to demonstrate their suitability. Your Portfolio Manager will then compile the information and contact you, so together the most suitable tenant can be selected.

Q. How do you guarantee that my property will not be damaged?
A. Although every tenant is screened carefully accidents do happen and we can not guarantee that your property will not be damaged. However, to minimise the risk of any problems arising, routine inspections will take place 6-8 weeks after a tenant moves in and every 6 months thereafter. These periodic inspections allow us to check the condition of the property and report any maintenance and repairs required to you. It is recommended that you take out Landlord Protection Insurance.

Q. How are maintenance and repairs handled?
A. We will contact you prior to the arrangement of any repairs or maintenance when possible. In an emergency situation or when we can not contact you the Portfolio Manager will organise repairs to proceed. We will then discuss all details with you at the first available opportunity.

Q. What are the costs I need to pay?
A. At Tony Cant Real Estate we offer many services and fees do vary depending on services required. Our Senior Portfolio Manager will be happy to discuss property management fees with you upon request.

Q. How do I receive my rent?
A. Your rent is paid to you by electronic transfer into your nominated account fortnightly or monthly.

Q. Why should I give my investment property to Tony Cant Real Estate Maitland to manage?
A. We will treat your investment property as if it were our own and we guarantee our service.
