Pre Tenancy
Before you become a tenant with Tony Cant Real Estate.
Prospective tenants are required to attend an open house inspection prior to submitting an application for tenancy.
A rental history is not always required so don’t stress if you haven’t rented previously.
Terms of tenancy (length of rental period) may be variable.
Pets are not allowed in all units and flats. Upon application pets may be allowed in houses dependant upon Landlord instruction.
To apply for a rental property an application document will need to be filled out. This form is available on this website for your convenience under renting / rental forms. This application along with the following documentation should be filled in and copied prior to bringing into the office.
Other documentation required to be attached to application includes:
- A photo copy of Drivers License or Proof of Age Card
- Copy of current rental history ledger (if available)
- Copy of current bill account in prospective tenant’s name. For example: land rates, electricity, phone account etc.
- Copy of income statement or bank statement
Our team will advise you if your application is successful or not via phone or sms.
A holding deposit of one weeks rent is required to secure the property if your application is successful.
Upon signing the lease you are required to pay 4 weeks bond + 2 weeks rent in advance (If you have already paid a 1 week holding deposit this will be deducted from the total). In summary a total of 6 weeks rent is to be paid upon signing of the lease.

Current Tenants
When you are a tenant with Tony Cant Real Estate.
The agent’s role in regards to rental property is to administer the terms and conditions of the lease agreement for the Landlord and the Tenant.
Repairs and maintenance can only be completed once a repair form is filled out and logged with Tony Cant Real Estate. This document can be found for your convenience on this website under rental forms.
For urgent repairs contact the property management department immediately by phone on 4933 9921, 24 hours a day, 7 days a week or refer to your lease clause 19 for further information.
To end a lease a notice of vacation form must be filled out and logged with TCRE. This document can be found for your convenience on this website under rental forms. (link words rental forms to that section)
The tenant’s responsibility is to pay the following:
- Rent
- Water usage
- Sewer usage
- Telephone connection and usage
- Electricity connection and usage
- Gas connection and usage
The tenant’s responsibility is also to keep the property clean, neat and tidy and to report any potential issues to the property management team.
